What you will do in your working day
  • To support the operation, control, maintenance, and oversight of the Council's Commercial (and some Residential) Property Estate and ensure it is cared for and monitored, with accountability for and attention to its useful life and condition
  • To provide day to day assistance to the senior colleagues and clients when directed and follow guidance and instructions
  • To diligently handle all instructions and to maintain comprehensive records for all work undertaken, updating the case management systems as appropriate
    To assist Estate Surveyors and Senior Surveyors in undertaking inspections of properties for valuations, marketing and surveying purposes within the levels of competence.
    Undertaking general administrative work including data analysis and processing in relation to land and buildings and dealing with queries, raising purchase orders and payments to assist the needs of the team as appropriate
    Undertake detailed inspections of buildings or land, including carrying out condition surveys, measured surveys, building surveys and plans, market valuation and market rental assessments
  • Examine plans, drawings, specifications and other documents submitted for approval to make sure they comply with building regulations
  • Analyse information from inspections or visits to buildings, land and construction sites and prepare reports for management decision making
  • Negotiate solutions relating to legal issues regarding land and property ownership and occupation, such as lease renewals and lease termination, agree heads of terms and all approval documentation
  • Supporting our surveyors with their day-to-day work, whether this be finding information on cases to drafting agreements for final approval
  • Carry out land registry searches for the Team or internal clients in relation to project work and prepare Land Registry compliant red line plans which accompany leases, contracts and reports.
  • Responding to external customer enquiries as required

  • Prepare marketing particulars and market property for letting, negotiating terms for lease or contract agreements and manage the conveyancing and legal process from initial instruction through to completion of the lease or contract, liaising with the Legal Department to progress legal matters
  • Ensuring licensees and leaseholders comply with their obligations under the terms of their agreements, particularly in relation to health and safety compliance and investigate other breaches of leases, building control or planning conditions
  • To support with the team's property acquisition and disposal work for various client programmes, liaising with agents, marketing property, take properties to auction and prepare marketing particulars
  • Responsible for the maintenance, control and regular update of the council's property records, including inputting new leases, detailing rent, insurance and service charge arrangements, including closing down tenant records when occupation comes to an end
  • Responsible for raising rent, insurance and service charge invoices, including development of a data base system that can automatically undertake this essential revenue collection function, liaising with finance as required
  • Carry out building surveyors and prepare estimated cost plans for refurbishment and repair and prepare discounted cash flow (DCF) valuations to determines whether an investment is worthwhile based on future cash flows

The training you will be getting
  • You will be based at Brent Civic Centre with some on site and off-site training, whilst studying for your degree one day a week at University
  • You will gain your degree as a Chartered Surveyor in Building surveying. Accredited by the Royal Institute of Chartered Surveyors (RICS)

  • At the end of this apprenticeship you should be able to work as a Chartered Surveyor, confident in the skills, and knowledge you have gained throughout your apprenticeship
