The successful applicant will be part of a small team dealing with all aspects of running a successful property company including estate management, administration and finance.

The apprentice will report directly to the Estates Manager and will assist with all aspects of this role including liaising with tenants, contractors, utilities companies and external professionals such as estate agents, valuers, building surveyors, engineers, architects, solicitors and insurers.Initially this will be achieved by shadowing the Estates Manager and/or the Property Director and, as the apprentice gains confidence and experience, he/she will be given responsibility for specific projects and properties.

Daily tasks will include assisting with day-to-day property management, lease events (rent reviews & lease renewals), tenant applications for consent (assignments, sublettings and to make alterations), marketing vacant properties, rental & capital valuations, appraising investment and development opportunities, dealing with group insurances as well as general office administration, website & IT maintenance.Attendance at monthly management meetings will give an understanding of decision-making processes and corporate strategy.

Cromwell uses an integrated property management and accounting system by Trace Solutions (BlueBox) and the apprentice will quickly become adept at maintaining property and tenancy information, service charge management, property-related bookkeeping and generating reports for myriad purposes.

The role will require regular travel to properties for purposes such as inspections, measurement, tenant meetings, marketing meetings (properties available for sale or to let) and assessing prospective investments.

This is a wide-ranging and challenging role that will give genuine hands-on experience to equip the apprentice with highly sought-after, transferable skills, opening up many opportunities for a successful career in commercial property.

Requirements and prospects

Desired skills

Generally IT literate with a good working knowledge of Microsoft Office applications, especially Excel.

Good written and verbal communication skills are essential as is the ability to effectively manage one's own time and workload.

Personal qualities

The successful candidate will be highly numerate and literate with an excellent attention to detail, eager to learn and willing to work hard, present themselves in a professional manner and have a confident demeanour, both on the telephone and in person.

Desired qualifications

For standard entry applicants, must have obtained 96 UCAS tariff points (2017 Tariff) or 230 UCAS tariff points (2016 Tariff) or have an equivalent level of attainment through recognised qualifications not included in the UCAS Tariff

Or,

Have completed an Advanced Apprenticeship in Surveying or an Advanced Apprenticeship in Construction Technical through which a Construction and Built Environment Diploma with a minimum DD profile was obtained or through which a Construction and Built Environment Extended Diploma with a minimum MMM profile was obtained, or an equivalent qualification

Or,

Have a current RICS Associate qualification (AssocRICS)

And,

Have GCSE Grade C or above in English and mathematics (Grade 4 for applicants holding newly reformed GCSEs in England) or an equivalent Level 2 qualification in English and mathematics as defined by the Regulated Qualifications Framework (RQF) in England.

*Recognised qualifications having an equivalent level of attainment as those recognised by UCAS include: Higher National Certificate (HNC), Higher National Diploma (HND), professional qualifications from recognised institutions, certain armed forces qualifications and partially completed degrees.

Future prospects

Driving licence, due to the nature of the role.

Unconditional right to work in the UK.

You may apply in anticipation of achieving the required A' Level grades, however any offer may be withdrawn if requisite grades are not achieved

The role is varied and challenging but, in the nature of a small team, the apprentice must expect an element of menial tasks and "mucking-in" when necessary.

Regular travel to existing and prospective properties will be required, often at short notice.
