Base Location: Bromsgrove / Home based
Salary: GBP12,000

Our Property function is currently seeking a motivated and organised Apprentice Administrator for an exciting and promising role within Administration for the company, sitting within the Property Team in Bromsgrove, Worcestershire
Reporting to the Property Coordinator, the post is full-time with time to be agreed to complete the apprenticeship either at a local college, onsite or home based depending on availability at point of commencing the Apprenticeship.
The role is available to start as soon as possible for the right candidate, and we are considering this opportunity as ongoing home/office based due to current working conditions.
Overall Purpose/Aim:
To support the effective administration and organisation of a UK portfolio of supported accommodation properties:
* ensuring the timely completion of repairs, general maintenance and property returns
* sourcing new properties in response to business need and to promote continuous growth
* Main Areas of Responsibility
* Responsible for the day to day administration of the LCS Property Portfolio, so that young people needing a high quality home can be responded to positively - reporting directly to the Property Co-ordinator liaising to facilitate this
* Supporting the Property Co-ordinator to source new properties according to demand, arranging viewings
* Provide administrative support to the acquisitions and disposal process for properties.
* Chasing up pre-move-in and tenancy property checks in a timely and efficient manner, according to strict national health and safety legislation and standards (fire safety, asbestos, legionella, security and accident prevention).
* Provide administrative support for everything associated with property set-up (ordering furniture, appliances) and exit (equipment, furniture, repairs, fixtures, cleaning, checks), so that processes and organisation of tasks are as efficient as possible.
* Provide administrative support for all general and specific (fire, asbestos, legionella and security) property health and safety risk assessments and ensuing actions are kept up to date so that LCS can ensure the maximum safety and wellbeing of young people, staff and visitors within all properties.
* Assist the property coordinator in tracking, monitoring and booking: gas safety certificates, Fire Risk Assessments, EICRs, PAT Tests, Emergency Lighting and Fire Alarm annual checks.
* Respond to general enquiries from estate agencies regarding arranging access and appointments for midterm inspections, completing tenancy renewals and booking safety certificates.
* To assist the property coordinator in following up works with estate agencies and external contractors. This will include arranging access for work to be completed and checking to ensure works have been completed on time and to a high standard
