What will the apprentice be doing?

Working with Estates team you will have the opportunity to:

- General Administrative Duties:
  • Assist Property Accountant in reviewing and processing rent/service charge/business rates payments.
  • Update property diary/database with break dates and notice periods.
  • Working as part of a team generally to include general office administrative duties.

- Property Management Duties:
  • Monitor the property estates email inbox in relation to landlord inspections, information requests, and Service Channel repair requests.
  • Reviewing leases to gain understanding of repair clauses and obligations and advising internal teams accordingly.
  • Liaise with Facilities with regards to repairing obligations, complex and often long-term property management issues, and contact landlords to resolve matters.
  • Assist in management of Dilapidation Schedules including those on sub-tenants (including interim schedules).
  • Carrying out store visits, meeting with Store Managers, District Managers, Regional Managers & Retail Operations to help build proactive relationships.
  • Help provide updates to the Business on property matters that will or have affected stores.
  • Assist in obtaining landlord consents in respect of alterations or other lease matters.
  • Assist in monitoring of business rates appeals and prepare settlement reports.
  • Liaise and attend quarterly/monthly meetings with the external Business Rates and Service Charge Advisors.
  • Assist in the management of the sublet estate.

- Lease Renewals and Rent Reviews:
  • Respond to requests for comparable evidence from other retailers and agents
  • Assist Estate Managers with collection of comparable evidence
    Prepare analysis sheets
  • Review lease documentation to gain understanding of lease terminology.
  • Assist in measurement of units involving site visits.
  • Maintaining and updating rent review and lease renewal schedules
  • Assist with preparation of board papers

What training will the apprentice take and what qualification will the apprentice get at the end?

A degree apprenticeship is an alternative route to achieving a university degree qualification while gaining valuable work experience and without being in full-time education.

At level 4, we'll introduce you to theories, concepts and practices surrounding the development, ownership and management of real estate assets.

Right from the start, we'll introduce real-world projects and case studies, alsovisitingconstruction sites, whichin the past have included Marble Arch Place, the exciting new development that includes a spectacular 18-storey, 54-apartment residential building overlooking Hyde Park, Mayfair.

  • Introduction to Government and Law
  • Introduction to Planning and Sustainability
  • Introduction to Property
  • Introduction to Property Economics and Property Accounting

As the course develops, we consider what knowledge of valuation techniques and procedures is enhanced and widened to include more detailed consideration of when particular methods and techniques should be applied. A greater understanding and linkage with RICS Guidance Notes and Practice Statements is made. The Landlord and Tenant perspective relevant to commercial property valuation is developed and key aspects considered in detail. Valuation techniques and approaches are explored in more detail, together with the risks inherent.

Among other topics in the final year, we consider the property and planning law and practice of countries other than the UK. You'll analyse European legal systems and case studies illustrating international planning processes and procedures, including Lendlease's Elephant Park and Lendlease's developments in Asia. We also look at some of the current issues and challenges for professional practice, such as The RICS APC pathway.

Your studies culminate with the Development Project, in which you source a development opportunity and carry out valuations of all types of property.

The Real Estate BSc is accredited by the Royal Institution of Chartered Surveyors (RICS), the world's leading professional body for qualifications and standards in land, property, infrastructure and construction. Successful completion fulfils the academic requirements to become a professional member with the designation MRICS after gaining experience in the workplace and passing the Assessment of Professional Competence after graduating.

The University of Westminster is accredited by the Royal Institution of Chartered Surveyors (RICS) as a partnership university.
